You've all seen it, I'm sure. It's fairly large, recently built white house that appears to be unfinished and has been sitting on the market for at least a couple years now. It's is just down the street from Plantation Trace neighborhood.

What's the story on this house? Anyone know the dirt?

Built by Steve Olivier as a spec. He also has another one on Cedardale in Southdowns. Apparently, no one has offered him his price, so he lets them sit.

Such is life.

I think it's cloverdale if it's the house I'm thinking of. The one with the sculpture out front?

That's interesting. Are you saying that as speculation or do you have inside information that no one has met his price?

I've got to think from an investment standpoint that he's losing money just letting the house sit and depreciate. I mean, it looks like shite right now and no one has bought it in forever. I'm surprised he isn't selling at a reduced price right now...

$2,000,000 spec house in Baton Rouge, he really puts the speculation in spec home.

Assuming this is it?

Another plus for texas. That price would dive due to builder not wanting to pay that property tax

Only 1 person values it at $2M+ and he owns it.

it's a nice house but no f'n way is it worth $2MM. All the superfluous shutters scream "try hard."

I know Steve and he really won't sell it if he doesn't get what HE thinks the properties are worth. He keeps the properties up and they are not depreciating. He also has several parcels of land on Goodwood between Keed and Seven Oaks, some listed and some not.

Make him an offer.

Per Charles Koch... the value of something is only what someone is willing to pay for it. Never heard truer words.

Sure as hell won't be a 7 figure offer . $2M and I have to deal with that bottleneck LSU traffic everyday? I'm good.

We come down to Baton Rouge 5-10 times a year and every time we pass that house we say "that house has been under construction for 5 years." Always 5 years.
