Any of you guys ever back out of a purchase agreement on a new house with DSLD?

I signed one in June, but I’m having second thoughts for various reasons.

If any of you ever did this, can you tell me what the consequences were and whether or not it was an easy process?

Or wait for Brad Pitt to give you a free house then sue him for it not being up to your standards.

Heard of someone doing it back in the day, no real penalty and they didn't care because they could sell it the next day.

Don't know about these days.

If the purchase agreement allows for inspection you can nit-pick the inspection report and use that to back out.

Normally if you just ask to get out, they will let you out for just the deposit if they have someone else that is willing to buy it for the same price. Right now with the lack of inventory, they likely have someone else willing to buy.

Might want to look around brother. While my DSLD home has its issues, 6 years ago it was the best thing I could have purchased in my price range. I either buy a brand-new house with a 5 year warranty or buy a 30 yr old home that has avocado colored toilets for 300k.

There is a pretty big need right now for starter homes. I know at 30 I couldn't afford a 400k house even with 3% interest rates, I have no idea how my bro n law just bought a 250k house at 7% working for the state.

Don't really give a shite about the house or the color of the toilets. Those shitty developments and their occupants are absolutely decimating St. Tammany Parish.

I wish everyone understood the allure of DSLD type homes is twofold
1. new construction comes with incredible energy efficiency. In 4 years, our 'lectric bill has never been over $130 (we have no tree cover after 10am) and AC easily cools the house to 70 even when it's 100 outside.
2. DSLD pays ALL closing costs. That makes a 5-10k difference. In our case it was over 6k.

I own a DSLD. Bought for $209k in 2020. Same house is selling for $265k right now.

Both of my next door neighbors sold their house within a week of listing within the last month.

They are by no means custom houses, but they are not a bad purchase.

I have had zero issues

They really aren't. We've been in ours since April 2019 with no issues at all.
But it's the OT so they shite on anything beneath the U-Club.

They also have the best resale I’ve seen. Every old house is sitting and these are selling as soon as they come up.

I built for $109/sqft. OT can sugma. Best purchase I’ve made

This is the surest way to lose your deposit. Builders and customers agree on Standardized construction performance guidelines. They are published by a couple of Home Warranty Programs. If it ever gets to a judge, (it won't because in your contract you agreed to mediation) they will always refer back to standardized construction performance guidelines.

We have 0 tree coverage. We keep the AC at 73 during the day, 65 at night. We havent seen a bill higher than $160 in 6 years.

Same. Bought my home for 201k and it's appreciated to 275k in 6 years.
