You have 150,000 after tax cash to invest after the 1st of the year

Do you:
1. Buy a block of mutual funds
2. Buy a rent house and create a source of income that you then invest in mutual funds
3. Wait for the market to drop then buy a block of mutual funds
4. Wait for the housing market to drop and then purchase the rent house
5. Sink it all into O&G since it is already down
Long term goal is grow this money for 15 years from now

I would put 100k in a portfolio of dividend growth stocks...
Then I would buy a few kilos with the 50k and re-invest the proceeds

Depending on where you are located and the rental market there, I would lean this way with some of the money. You could pick up 3-5 $100K houses with 20% down and rent them. Pay them off in 10-12 years and you have a $3-500K real estate package you could either sell or keep as income producing properties.
I have recently gotten into rental properties and I am still very "green" but I would look into this. You would obviously be taking on some liability as well but you will not be able to compete with ROI if they perform well.
