Where should I start when looking for the best mortgage rate?

We're in Baton Rouge. Should I just randomly call some places around town or start with some website that compares rates, etc.?

is your loan amount higher than $424k? go with a big bank. they always have the best rate for jumbos.
Lower? find someone with a good reputation in the area. a local. someone who will hustle for you, and shoot straight.
if your deal goes sideways for whatever reason your lender has the right to pull stakes and back out of the transaction. quicken and other online lenders are notorious for this.

how long did the entire process take? from the first day you contacted them to closing? any fees?

45 days. No loan origination fees which was great.

I always considered an appraisal fee separate fixed fee.

I would quote out Iberia bank, standard mortgage, Nola lending, and assurance. The fees and rates are negotiable.

if you are looking for a good 30yr rate 3.875% on a 30yr fixed is a strong rate right now. key word is now. rates have been very stable over the last 2 months. You can lock the best rates for 30days.
