The Perfect Rental Agreement

I have been charged to draft the "perfect" rental agreement for a house that my civic organization owns and is planning to rent... I need your suggestions please

There is no perfect rental agreement. I'd take the best one you can find and change everything in favor of the tenant to work in favor of the landlord.
