Selling home on own

We are likely to be putting our home on the market within the next 6 months and I've been playing with the idea of doing FSBO.

Has anyone here ever sold on their own? If so, can you share some tips and what to expect? We bought this same home from the last owner without a realtor and it was rather painless, but not sure what to expect from the selling side. Homes in our neighborhood sale fast so that shouldn't be an issue. Just don't want to pay a realtor if I don't have to.

We sold our home by ourselves and it was a piece of cake.
Only headaches was dealing with a few nimrods, including a few agents who tried to low ball us by showing comps of the lowest priced homes that has sold in our area in the preceeding 6 months.

Can you guys kind of give me a brief overview of how the process goes? What documents I need, etc? I'm clueless to this side of it.

read the fsbo.com website for the details. They should have a guide or something. The closing company should have all of the main documents.

FWIW all you are saving is 3% because the total is 6% and you still have to pay their realtor. I personally hate realtors and think they're worthless but I've never done FSBO bc I've never sold properties just bought them but Id love to hear how difficult it all is, all I know is during the purchase there are a bajillion docs to sign and I dont wanna be dealing with all that

You don't have to pay their realtor if they don't have one. Selling a house on your own is not for everyone. If you don't even know what paperwork you need, I would bet a realtor could probably negotiate a little higher price on your house.

Get in touch with a title company and they'll be able to guide you through a lot of the process and charge a helluva lot less than a realtor. Title companies do this on a constant basis and most realtors are barely functioning.

You don't need a realtor. You need to market the home and use fsbo website to post pics of your house. Get all of your crap out of the house and clean it before taking pics and showing it to people.

You need a bill of sale then let the buyer choose the attorney they want (and pay for) to do title search, closing etc. get certified funds at closing. Selling a house is NOT rocket science!

We sold our last home FSBO. I was very open that I would give 3% to any realtor who brought me a buyer. Saving 3% can be a lot of money. I told the buyer's realtor she had to do all the paperwork, and she did.

Was there any paper work you had to have before you found a buyer? I'd love to do FSBO if the buyers realtor did all the paperwork!

Going to closing on my fsbo Tuesday. Buyers realtor agreed to 2% and handled everything

I don't recall having to do any specific paperwork myself, had the buyer's realtor do it all.
