Rental properties near LSU

I currently have a couple rent homes just outside of BR but I'm considering getting a property near LSU. Even though I graduated from LSU, I'm not all that familiar with what is still safe or not. I know to stay away from gardere,north gates, and anything named after a president, indian tribe, or civil rights leader. Any recomendations for areas to look for single family detached homes in areas that are safe and reasonable <150,000$? TIA

I know that there are some condos in Highland Village for sale. I think there are some units in the newish condo complex on Highland at Boyd
