Metro BR investment property ascension vs. livingston

Which do you think is a better long term investment in rental property: ascension (prairieville, dutchtown/geismar, some parts of gonzales, st.amant) or livingston (walker, denham springs)? I know this is a broad question, but i currently own 2 properties in prairieville and live in Geismar. I'm not as familiar with livingston, but i do notice that you can get more for your money. I'm looking at the short term (rental cash flow/ demand) and long term property value growth.

I'd say northern Ascension. Livingston has some good areas but is mostly going to give you more trouble than a regular rental property would. Any rental property will give you trouble and headaches but I would think Livingston properties would be horrible.
Ascension has problems too, don't get me wrong. I just think Ascension has more people moving from Baton Rouge who may not be able to purchase a home and thus would have to rent instead. You may have a better client in a former Baton Rouge resident than a Livingston resident.

I inspect a TON of vacant houses in livingston. Let me know if you need lists of foreclosures in either areas
