Long story short, started a company last year, before that was a W-2 employee. I won't have 2-years worth of tax returns for a mortgage until this coming January. Looking to buy in NOLA, but fear that I'll lose out on the place I'm looking to buy if I wait until January when I file my return.

Anyone aware of any banks willing to work with someone who can only provide 1 year of self employed income?

Thanks in advance.

You're fine. You just need to show two years of tax returns. I would honestly and without hesitation recommend Anthony Williams of Eustis Mortgage. I have sent parents, friends and coworkers to him. I know him and his team personally. Good guy and has a good group of people around him.

He will shoot you straight.
