I guess it depends on your area. A 4 bedroom in New Orleans I believe would make it, but in a more rural area I am not sure. My dad did have a mediocre 4 bedroom that he rented to out of state construction workers, who used their per diem.
The house was rough after, but he made a killing while they were there. I wouldn't look for to nice of a house for your first one, and stay were you know you will always be able to rent.
