That is Bullshite. So the house doesn’t have a value?

Call the mortgage company and request another appraiser/guidance.

Talk to your lender. They will get a completed report regardless, even if value comes out below your offer. It sounds like appraiser can't complete, so just needs to move on to another?

Appraisers can extend the area for comps when none are available.

Either the appraiser is incompetent or there is some f ukery going on.

That is exactly how it's done.

But that is how it's done for the larger down payment buyers as well.

it sounds like the agent is repping the seller more so than the buyer.

buyer (The OP) needs to get an agent.

also a month and no comps for appraisal is strange.

OP, go to realtor dotcom and find the leading agent in your town and call them and explain.

What other agent is going to touch him after the dual agent has already shown him the house and entered into a purchase agreement?

Having a dual agent is a great way to get screwed.

I would threaten the realtor and tell them I don't feel represented and I'm thinking about getting a new agent. I bet they start trying to work it out instead of cutting their commission in half

She, the realtor is also my landlord for the last 5 years.

She told me when this house came up that she would not accept another agent on this listing. I didn't know any better. I trusted her. But things seem sketch to me and to the mortgage lender reps

They can't exclude your agent. They can pull some frickery and that's exactly what she's doing to you. Red flags everywhere

No. The agent is my landlady.

Also knows everyone in town. The sellers agent really because she's not really helped me..idk if she's supposed to help me. But this isn't fair I feel like I paid 550 bucks for them to have a new appraisal. Certainly it can be done by Sq ftg alone. Plus condition of the home. Idk. Maybe things have changed but this seems very unethical

Damn. But if my mortgage company sees she's full of shite and shouldn't even be talking to me because they say it's all lies and it's unethical.

I would still be under contract. They signed knowing the loan parameters and she didn't say the house appraised for higher. She said he couldn't do it because there are no other 1 bed 1 bath homes in the area.

Well, if the OP can’t get a mortgage because of the appraisal he can’t go forward with the sale because he won’t have the money. Then the seller is obviously off the hook through no fault of his own. The buyer then hopes that the sale was contingent upon his ability to get a loan, otherwise he will be in breach of contract and will lose his deposit at the very least.

If you can find an appraiser that gives you what you need it can be your house. Suing them to make them sell it to you don't get you anywhere though. Get an appraisal that comes in good that the mortgage company will accept. This is what you need.
