Car payments for a BMW 5 Series and a Landcruiser is going to be a lot more than $9600 per year.

My policy is $14k and house is worth multiples of the one in the OP. 60k is crazy.
Our beachhouse policies run about $40K in total. Our NC policy (no flood concerns) is about 1/5th that, despite nearly twice the sq footage.
