Last year we marketed through a Realtor during the winter 2013/14 for 145,000. Had an offer for 135000 in March that I turned down but should've negotiated. A family issue arose and we took it off the market during what would've been the prime selling time of Spring and Summer. I think 137,000 is very reasonable selling price. It was built in 2009 and townhomes will be built about a 1/2 mile away with similar specs are going for 140,000-150,000

You may be right on the money or the market may have moved.

You may want to have an appraisal or have the agent give you updated comps.
