I show any and all listings to my clients. I could care less who you listed it with, as long as I can show it. I do list some homes, but mainly work with buyers. Just my preference, because I enjoy it. I do my best to not even look at commission when I'm setting up appointments and I have sold some with 1.5% to the selling agent. The vast majority of buyers that are new to an area need help. I have spent up to 6 months working with buyers only to have something fall through and I don't get paid. How many of you would go to work with no guarantee of being paid. An attorney is great for writing up a contract, but they are not going to go out and help you with getting through inspections, appraisals, holding your hand with the lender and everything else that comes up prior to closing. Best of luck with the house - if it is in good condition and is priced right - it will get shown and the right buyer will find it.

Mind taking a look at my listing? It would be nice to get an objective 3rd party giving an opinion on it - good or bad. I had the pictures "fixed" this weekend.

Its not a coincidence either that they like to show the homes that also have the highest commissions for themselves as well.

They are all RIDICULOUSLY priced thieves. When there is 18,000 in realtor cost to sell a fricking 300,000 home... that's robbery. Realtors have their place in this world but it's ridiculous the amount of commission paid to them.

I dont know what you do, but in my opinion considering the amount of time you have to post on TD each day (based on a quick post search) I presume you are RIDICULOUSLY overpaid as well

That's a good approach to take cause there was no way you could legitimately justify those type of commissions for realtors.

I talked to several real estate agent when selling my house and they pretty much all admitted that they won't show a house thats FSBO unless there buyer request it specifically.

they probably even wouldn't show a house that wasn't a full 3% buyer commission fee either.

All of these jobs can be hired out by an individual homeowner just as easily as a real estate agent. Like previous threads on this have covered agents can provide services to people who don't wish to perform all the due diligence themselves. Where agents get into trouble is when they insist that using an agent is the only way to negotiate real estate transactions. Many people have no need to pay 3 - 6 % to handle tasks that can be handled by the seller/owner.

i would list my house FSBO before paying the MLS listing fee. i deal with realtors on a daily basis your better off with FSBO then just MLS listing.

Your lack of foot traffic might have to do with the area, your pics, or the fact that Obama is in the house.
Maybe your pics aren't flattering. I've seen pics of homes represented by real estate agents and some of their pics stink except when it comes to nicer homes $400K+.
I read homebuyers want ready to move in homes with great curb appeal AND stainless appliances, new roofs etc. instead of fixers. You didn't mention what your home looks like.
I would use a wide angle lens, a flash, and/or auxilliary lighting to present the rooms at their best.
There is a home in the area that is for sale, but is a huge eyesore. I know if I were in the market and regardless if it was listed with an agent or not, I wouldn't bother taking a look inside based on the outside.
There is a realtor in this area that seems to get more than her fair share of listings. What is funny is her homes seem to stay on the market longer than most.

Built in 2003 with Stainless appliances, Carrier AC unit outside, landscaped, with a lake view and an iron fence in back of house. AC and Arch Shingles both original with no problems. Maybe it's the neighborhood, but all houses seem to be pretty nice and newer - dunno what the problem is.

Nothing to do with dealing with pros and all to do with protecting their trade organization monopoly.
Heaven forbid people figure out that a lock box is not worth 3%. If they show FSBO and the deal goes smoothly, said buyer will understand they dont need a realtor when it becomes sell time.
