Cost to clear land? Cost to build long driveway?

Looking at some land (a little over 4 acres) for eventual homesite in south Tangipahoa Parish. Anyone have any ballpark figures on how much per acre it will cost to clear the land? Probably looking to clear about 3 acres of it.

Also, I would have to build a long driveway to access the lot. Approximately 400 feet. Any ballpark figures for various types of driveways (gravel, asphalt, etc.)?

Trying to get info so I know if I want to make an offer and how much these other things would cost me.

If you can burn the debris it will be much more affordable to clear. Size of trees make a big difference. If it's all underbrush and trees under 6" you probably looking at $1500 an acre. If you have larger trees on it you probably looking at 3-4k an acre. Unless there are dense, straight woods, you probably won't get a tree man to pay you for trees on only 3 acres.
The drive is a wild card if it's going through the to be cleared area. When there are trees you have to take the roots out and go back with good dirt. I would figure about $6k for a driveway.

In all honesty there is zero chance anyone is going to be able to give you any type of realistic answer with the info provided.

What are you clearing 36" oaks or scrub pine? does this driveway need a hard base put down or need to be raised?

Are stumps going to need grinding?

Not trying to be a smartass but there is really no way to answer this question with the info provided.

I think we're a few years away from being ready to build just yet. Just trying to keep our eye open for a nice piece or property for when that time comes. Might have to go see this property with the realtor to get a better idea of how much clearing is needed. They've already cleared the right of way for the drive so I'll have to find out if they dug up the stumps and did the proper dirt work or not. Then try to factor all of that into my offer if I choose to make one. Until I see it I'll assume about $15k-$18k.

As for building, I'll keep Townsend in mind. I've been to their website just looking at house plans and stuff about a year ago when I thought I was about to make an offer on a different property but we held off so I stopped looking at house plans.

Fair enough. This is all pretty new to me. I'll try to go walk the property next week to get a better idea of the property.

When planning your driveway pay attention to low spots if any, it is cheaper to go a bit longer than have to move material to raise it.

Which trees are removed, what obstacles, and material for raising can change the price tag for this greatly

The guy saying no one can give you and accurate quote is correct. If you want a budget, that is different. I could come see it and do better, but if you can burn, you can estimate the clearing based on the size of trees. It is rare in Tangi to have something that can't be cleared and burned for 3k an acre. The drive I'm figuring 400 ft long, 16 ft wide, 2 feet of clay (1.5 down in the ground .5 over grade) that will take about 30 loads and 6k. It could take less, could take more. Depends on how deep under the ground you go to take out roots and stumps. Usually 18" will do.
This will be good for budgeting.
