Considering renting my house out

I know this topic is always coming up in here but I'm a dummy when it comes to this stuff.
Bought the house a little over 2 years ago as a first time home buyer. Didn't put money down so my mortgage hasn't really had a dent put in it. Would renting or selling be my best option at the moment??

Are you moving? What is your total mortgage? Could you rent it for more in the area? When would this start?

Yes I am moving. Mortgage is around $1100 a month. I'm in the brusly school district so I believe I could get a good bit more than my mortgage and I'm hoping to get everything in motion with a few months if not sooner

How far away are you moving?
Personally, if yo have any realty friends, I would ask them for help/advice. Invite them over and have them scope the house and give you a good price tag in order to advertise it. Get an iron clad lease that follows all LA tenant laws.
Your ideal time to move would be June/July. Sounds like a three-four bedroom house if you're mentioning the schools. So, a family of four sounds like the best option and they want to move in just before schools starts.

Yes 3bdr 2 bath. 1530 sq ft house with about 3/4 acre fenced in. Moving about an 45 minutes away from my house. Thanks for the advice

Is this a permanent move or temporary? It is conceivable to still live there and commute.
Are you single? May be safer to find a roommate if that works for you.

I think this is simply compounding his mistake. Assuming he has learned anything could warrant beneficial. If he sells now, he is out probably close to $10k.

I have a second house that I rent and as long as you have the ability to get a tenant and a potential long term tenant that pays more than your note you can be okay. The trick is not spending the additional money but put it aside for repairs and updates. Like said before June/July are the best months to try and get someone in.
There are always headaches with these types of investments but if you can get someone to pay the mortgage you are just picking up capital each year. It really is up to each person if they have they can handle not having a renter for a couple of months and potentially having to pay two houses.

So as far as my mortgage company goes, do I need to do anything with them to make my house an official rental property or how does that work?
