Condo/Home Inspector Question - Baton Rouge

My SO and I are looking into buying a condo near LSU from a family member who is giving us a price well under the appraisal value.

The only issue with the otherwise nice condo is that there is a crack in one of the walls near a door frame that has to be adjusted frequently. This is presumably a foundation issue, but I don't know if I should be scared off from this or just have it inspected and check with the HOA before moving forward with the purchase process.

Can anyone recommend an inspector in the Baton Rouge that could give me an solid and honest idea of what to expect with this foundation/condo issue, so I can know what to expect moving forward? I greatly appreciate it the help!

From my dealings with home inspector they will just mark the area as a concern and suggest you speak with a foundation or structure engineer. They will take take pictures and then make some sort of brief comment "typical cracks for the age of the house and foundation" or " cracks appear to be more than surface and should be viewed by foundation or structural eng"

At best the best Home Inspector can only guess at what is at work with the foundation.

From what you've described I would be very hesitant to agree to a purchase of this property without a documented and warranted (transferable to you) remediation of this problem.

Sometimes a deal that seems too good to be true is precisely that, too good to be true.

what are the condo fees?

how many units are there total?

no one here can give you a good answer without looking at your bylaws fwiw.

I would expect the hoa to handle foundation issues.
