Because of the recession housing starts are way down on average over the last 10 years. What is dragging down things is appraisals. As costs to build rise the appraisals aren't yet rebounding in most areas. Couple that with a major subcontractor shortage and the constraints in the banking industry there is a lot of downward pressure that is almost offsetting the uptick in demand.

Over the next year or so there will be an uptick as subs come back and prices come up.

All of what I would call the "enclosed" cities - West U, the villages, etc, all are surrounded by layers of decent areas... you are certainly nowhere near hood!!

Since the start of the year, his car and his wife's car have been broken into a total of 5 times.

um, i know a lot of bywater folks and thats far from standard.

We need baby boomers to die off. There's more of them than there are millenials to pay for them. That's why millenials have to deal with insane student loans, insurance, taxes, and social security. There will be a natural vacant housing glut,so go for as much house and land as possible with these rates. Subdivisions are basically multi family housing now.
