Airbnb Host, anyone know what the city of New Orleans defines a bedroom as?

Have a commercial property that currently sleeps 10. 2 queens in one room, room 2 has a queen, room 3 a king and a sofa sleeper. I don't know if this can be considered 3 or 4 bedrooms. I have read the ordinances and there is no mention of the definition of a bedroom however I permitted three bedrooms, which I assume at some point the city will cross check the listing compared to the license which states I can only rent to 6.
Any thoughts?

I understand the max but can a common area with a sofa bed be considered a bedroom. The unit only has 3 technical bedrooms.
Knowing what I know now I should have just said 5 since they didnt even check.

It's not considered a bedroom. You're not gonna have more than 5 either way, so it doesn't matter
Are you asking if airbnb considers it a bedroom or the city?

I'm really asking if the permit says my max occupancy is 6 and I have multiple bookings with 10 can I be fined for non compliance. Also do I need to update my max occupancy on the website to match the permit and forbid groups of over 6 from booking. Under normal circumstances I would just say let it ride but seems pretty easy to compare the permit to my listing.

So you're not in a commercial zone?
If not, and your max is 6, then yes they can fine you if they want. You could try and do it and maybe they never check and you can get away with it. Or roll the dice and pay the fine if they catch you and then start just doing 6

I am commercial however as part of the permit process they ask you how many bedrooms are in your unit. They than assign 2 people per bedroom. When I applied I indicated my unit was a 3 bedroom unit so my permit states I have a six person max occupancy even though I can sleep 10 fine.

So why not just get a permit with the 10 max?
Commercial short term is allowed 10, so I don't see why it would matter how many bedrooms you have. It actually states on the permit that you can do 6 max?
It might be two people per bedroom, which I never heard of that rule, but you're definitely allowed to have people sleep in other common spaces
And if I'm wrong on that then just count the living room and whatever as a bedroom, because they don't come inspect your house to make sure you have the right amount of bedrooms

I agree just not sure if the city will let me change that since the license has already been issued. Yes it does say a max occupancy on the license.

Never underestimate the greed of Mitch Landrieu. You're talking about a guy who had 5000 cars ticketed during a cancer walk.

Averaging about 8k a month in income. June and July are booked every single day and only have 5-6 weekends left this year. Also already booked pretty good through May of next year. Hardest part is the maids. I have two girls I have used for years and because I have same day turnover for every rental its getting a little challenging because they cant always be here for noon.

Nice. That's crazy how well they do downtown. Good for you man. I'm in the process of buying a place, was hoping to get a place downtown but none of the HOA's in those condos/townhouses let you airbnb. Just looking at different parts of the city right now and trying to get in a commercial zone so I can do it year round

That's what I have, a commercial with no restrictions. I've been pricing like a hotel a few hundred a night far in advance and just a few bucks on last seconds rentals. Since they pay the entire cleaning fee its still going to make a few bucks profit even at 75 a night.

On last minute bookings you go as low as 75 a night?
What would you say is your average price a night for the year?

I avg probably $300-$400 a night. Weekday rate is upper 200's weekend is $500-$600 depending on if it's a saints weekend. Special event is $750 a night.
