No way in hell would I try this, the point is to sell ASAP, not screwing around trying to save a few nickels. The longer this thing sits on the market, the deeper in the hole the OP gets. A realtor definitely gives the OP the best chance to do this.

I'd sit down with the wife and talk this over and let her know your thoughts. Then I'd have her talk to the parents first....if they can't come to an agreement then step in.
