Home construction cost

Has anyone built just a simple smaller size house recently? The prices I’m getting are high. I just want a simple 17-1800 sq foot cottage style house with a front porch. I was hoping that could be built for around 210k. Am I crazy?

You'd need to give (a lot) more information.

Where is the house located? Is the price you mentioned intended to include the price of land?

You said "simple," but what does that mean to you? What kind of finishes? Low or mid-level appliances, granite vs. quartz/quartzite counters, builder grade or mid-level windows, flooring materials, etc.

Regardless, you're gonna be hard pressed to find anything at $116/ft these days unless you're self-contracting.

Rural Livingston Parish I already own the land And I’d take low grade finishes I can upgrade them over time.

I cant imagine you couldnt get a moderate home in your square footage for 210k. I know things are way out of bounds now, but if you dont factor a lot in that gives you a pretty good budget in my ignorant opinion.

Gotcha. IMO you are probably looking at closer to $140-150/ft with a decent contractor, which would put you at or a little north of $250k.

I have a contractor buddy that is building a home now around $100/ft, but he is doing damn near everything himself except framing and sheet rock. To hire a builder is gonna likely be around $150/ft minimum. New moderate finish spec homes are running 150-155. Higher end quote was 180-190.

Just bite the bullet. You’ll never do it over time and you’ll never be satisfied if you go cheap.

Idk, maybe. I really don’t care about the house I just want to get on the 8 acres my kids stay outside all day anyway.

Can you paint, do flooring , trim work etc? If so u can save a lot there.

Yeah I'm not sure why OP wants to make it a hassle on themselves. Upgrades should be done on old homes, not new construction.

Get with Manuel Builders. I own land and am just getting plans finalized with them now. Ours is right at 2100 sq ft but with 9ft ceilings, granite counter tops, brick exterior, crown moldings, upgraded floors, an extra half bath, added real fireplace, brick arch between kitchen and living, and cathedral living room we're at $133 sq ft. The base price of the house without these extras was $126 sq/ft.

You using one of their floor plans or did you bring in your own? About to start this same process with them on our land, but not using one of their plans.

Started with one of their plans and modified it a bit to our liking. They're super helpful and patient. Sat at their design office where they have it up on a big tv and walk through it all with you. I used the Lake Charles location but I'm sure the Lafayette one is just as good.

Anyone have any recommendations on the places with the lowest mortgage rates? I only checked with two places so far. 800+ credit and we are putting at least 20% down. I've read somewhere something about "credit unions" but I have never dealt with those, only small town banks. Any help would be appreciated

Got it. What you should absolutely do, like this is what I’d do if I was in your situation, is a barndominium (God I think that’s just a stupid word). You should be able to do this within your budget if you diy a lot. I’m not joking, I’d do this in a heartbeat.

8 acres, you’re going to need a shop for equipment. Build a metal building then build out an apartment inside part of it to your current standards inside. But plan the walls and plumbing g and what not for the future as well where if you build your actual house, you can turn this into something else like a party area, etc. Plus you’ll have storage covered.

Used to think that as well but it's damn near the same price. They're built out just like a normal construction home, just the shell is different. Might as well build the forever home and have a stand alone shop. That's the route we're going anyways. To each their own of course.
