Blue Oak neighbors trying to cancel them

Basically blue oak purchased next door bar Parkview Tavern despite the bar owners trying to purchase it from the building owner after renting for 30yrs.

Parkview owner discussing it on a podcast. Go to about 40min mark

Parkview's beef is with their original landlord - not Blue oak. They claim to have had a "verbal" right of forst refusal to but the place; those are not enforceable in La.Plus, Blu Oak is letting them stay through Jazz Fest, which has to be there most profitable time of the year.

They should put up or shut up then - take the landlord to court and prove they had an enforceable contract. Sucks for Parkview but calling for people to cancel Blue Oak is lame. Even the New Orleans subreddit wasn’t buying it.

How did Blue Oak buy the building from underneath them? They had 30 plus years to buy the building, Theresa.

Go to the bank and take a fricking loan on your business and personally guaranty the debt. I had to do it? What makes Parkview Tavern above that?

It looks like Parkview Tavern is the conglomerate of morons that paid their landlord’s mortgage, taxes, and property insurance - in full - over those “30 plus years”, only to be kicked to the curb so that Blue Oak may expand.

Again, taking a loan is a risk. You’re likely to be held personally liable for the debt. If you don’t want to stick your neck on the line and endure some sleepless nights here and there, I won’t blame you, however, don’t complain.

If Blue Oak is really sacrificing all this time to let Parkview Tavern take over, or they're just getting their ducks in a row to do full take over by the time May rolls around.

I looked on the assessor website and Blue Oak bought the building in May. How would Parkview not know their landlord changed? They’ve been cutting monthly lease checks to the old landlord for 5 months?

Probably explains why Parkview Tavern is going to stay open for another year from that purchase date.

I'm not keen on landlord/tenant laws but I imagine that Parkview Tavern was notified immediately, quietly tried to figure a way out of this, and then got fully upset that they have now realized that they had not prepared themselves fully for a restaurant takeover.

Checks should be going to Blue Oak if they own the building at this point unless something shady is going on.

I don't understand the part that the owner did not immediately notify the renters the property is sold and here is your timeline to vacate the property. Something is not adding up.

Their lease does not expire until May 24’ with the old owner.


According to lady running Parkview, blue oak offered to continuing renting to them with a 250% rent increase + pay insurance on building + property tax (which they paid previously)

I don’t think they just found out. I think this is just now coming out publicly though.

But when they did find out, it sounds like she heard what was about to happen from the blue oak guys verbally

Sounds pretty smart of Blue Oak to me.

Honestly I have been hoping they would do that for years since I like Blue Oak and have no interest in ever stepping foot in Parkview.
