3rd Party Firearm Purchase

Want to buy a gun from someone on la sportsman but I can't find the laws regarding private party purchases and have never done that before.
Can someone lead me in the right direction?

You just hand them money, they hand you the gun, you both walk away and its done.

That is all that is needed and legal if you know the person. I would probably recommend a bill of sale if you don't know the person.

Also, person to person - buyer must be 18 years of age.

meet at sheriff's office and walk in with gun and ask for a gun sale transfer application.

I'm not understanding the title of the thread. What third party is involved? Buyer and seller equals two party purchase yeah?
I've got some of my business cards and on the back I write the serial number, model, date of sale and other party's name on them. I keep them in the gun safe. If LEO ever comes to the door, the information is available. Only problem- LEO might get nervous if I'm opening the gun safe while he's asking about a gun.
