We had a home warranty paid by the seller that ended up replacing the evaporator and entire blower/furnace in two separate claims. Technically benefited more than the price of the contract, but we were without ac for several months during the summer while they diagnosed, ordered parts, etc.

If saving money is worth the headache of going through a third party to pay for a repair by whichever companies that need business so badly that they are willing to whore themselves to a home warranty company and you don’t mind waiting weeks/months for it to happen, sure, pay for a home warranty.

Read an article back months ago. Long story short...put your money in a side fund and pay for your own repairs, with faster service locally. Thing that impressed me was...ALL home warranty companies have over 80% profit margin. Imagine that...80% PLUS....Home warranty...no thanks!
