Have Old Republic - they’ve saved me about $3k in HVAC repairs this summer. We bought a house with an old system and the sellers paid for the warranty. They let me choose my vendor since they didn’t have a preferred one in my area.
They paid the vendor directly for the repairs and I paid my “service call fee” online.
Overall it’s been a good deal for us.

Similar experience...seller paid 1st year for ORHW and we paid $625 the next year. Replaced dishwasher, fridge & most importantly 3-ton upstairs A/C unit. They dropped us the following year, and we haven’t used a home warranty since.
