We’ve had Old Republic Home Warranty for a few years and they have been OK. Just make damn sure to read and understand what is covered and what is not covered when you sign.
They cover the dishwasher, stove, garbage disposal - but not the fridge. They cover the roof, but not flashing, gutters or turbines. They will pay to have the house sprayed if ants become a problem, so long as it’s not fire ants.
Most of the things that aren’t covered are available as addons for $100/ea/yr.
