Are you in a rural area? Rural areas depending on the builder can be more expensive due to the GC and Subs not being close to the location and being able to piggy back jobs.
Also at only 1750 sq ft that's going to increase your cost per sq ft. Anything under around 2200 is going to be higher per sq ft generally again due to cost of labor not working out.
Painting a large living room doesn't take much more time than a small living room.
My FIL tried to get a small house built around 1100 sq ft and it was something like $180,000 for the cheapest bid of 3 bids. This was a camp, so they ended up basically going with a post frame building.
