The crime isn't nearly as bad as what people say as long as you dont go looking for it. I haven't lived near campus in several years, so my info might be a bit outdated but Elias is probably fine. Riverhouse is probably fine but you're a block away from being in a rap video. North 3rd is probably fine but youre right near the downtown bars so it'll be rowdy at night. That has its pros and cons obviously. Arlington is fine, but mostly college students. Not familiar with the Garden District. Harwich at Brightside is in Tigerland. Its very close to the college student nightlife but it's better to uber there and back. Not much good actually lives there. W McKinley could also land you in a rap video. Definitely don't go to Addis. You want to cross the Mississippi River bridge as little as possible during your time there.
It's like living near most college campuses, there are going to be some really high class homes and neighborhoods, and the rest is mostly for college students. The difference with LSU is just north of campus is really sketchy. Not many middle-aged, middle class people live right by campus
