I didn’t realize this was your house, but I’m on a text with a group of investors/builders, let’s just say there is a segment that is aware it’s for sale
Ultimately I think you’re looking at right at or below 3. You’re just kinda in that sq range where you’re likely going to attract a single person

The last time we were looking for a house I enjoyed houses with no furniture in them (people had moved out). It allowed me to see everything, plus the houses look bigger.

don’t think the paint’s a big issue.
Disagree. No one is going to want to keep those colors. In my brain, I’d see it and say well this needs to be painted. My wife would see it and just say nope.
Either give an allowance for paint or paint it all white.

Is that George Floyd’s house?

Is the neighborhood run down? That could be a big factor.

Painting isn’t going to really change anyone’s mind. My house has been on the market for 100 days before we got a offer. Now I have one, I can’t find a house I want to move to.
Be patient your only a week in.

We managed to look past the wall colors of our current home. The kitchen had flower wall paper and the living room was aqua blue when we looked at it.
My wife had that shite off the day after we moved in

Your house is only priced at 335k strictly because of location. I’d pay 175k for that house tops. 1600 sq feet in Metairie for 300k+...PASS. Also it’s obviously not “set up for a family.” Maybe one kid! Any more your looking to upgrade your sq footage. Don’t believe me! See the Westbank!

Straighten those pics on the wall in the master bedroom and you’ll have a signed contract in days.

List it with a hot female real estate agent and I will finger blast her in your kitchen.

Ours was listed for a year (March to March) and had 3 failed contracts due to buyer financing. Closed on the sale in April of this year before the economic collapse. With the amount of jobs lost, my advice is to buckle up.

Not sure if you’ve seen the economy lately
Right. But even in a booming economy a week on the market is nothing. I think 2-4 months is pretty standard unless you are in a really hot area/market.

I just sold mine in 2.5 weeks. Had lots of activity with no offers. Dropped the price and had 2 offers in a week.
We went through the same issue. double digit showings and zero offers.
dropped the price 10k. 2 offers within days.
June is supposed to make up for a really bad april in real estate.

That's a nice looking house. That frickin refrigerator is huge.
The ac unit right next to the patio might be a deterrent.

Yeah I understand a house in that neighborhood wouldn’t sell that low, but really LNCHBOX let’s get real. That neighborhood sucks! It’s not even buck town! It’s just close to Orleans Parish. Also by lake ave apartments. Not a good buy IMO!

Inventory in our area is low. Houses are going under contract in days. We are struggling to find a place to move into now.

We just bought in metairie as well. Brand new houses go for $200 sq/ft. (old metairie will be higher of course).
The houses we looked at in your segment averaged 140-160 depending on condition/location.

Paint kitchen, bedrooms and maybe the outside brick too.

TV in the bedroom = trashy. Bedroom is only for sleeping and fricking.
