Allied offering similar 2.375 for 15, no points, no fees associated with the loan, waived appraisal, 1% of loan for .25% interest reduction, in increments down to 1.75 for 2% of loan.

If you roll in the points you come out ahead, but takes 10 years. So if you sell early, might lose benefit. On a 15 year 168k loan at 2.375 vs 172k (points rolled in) at 1.75, the later is 9k cheaper, but only $50 a month cheaper.

Homes are such a big purchase, use a local loan officer. Money stays local. Bigger companies don't sponsor your little league or community. Bots are doing the loans. Local lenders are getting your financial goals
