Pools rarely help house valuation. The market of people wanting to frick with a pool is smaller.

not always....its offers appeal to those who want one for sure though. last house i sold about 5 years ago, cookie cutter neighborhood. we had a pool\deck added. sold ours for about 35K more than and within 2 weeks of listing while many others were listed and sat for months...in in a highly desired area\school district for "first time" buyers.
eta: you did say rarely, and we may have been one of those rare times. all depends on the buyer\wife!

Really depends on the target demographic and the pool type/age. A 25 year old kidney shape with white plaster and old equipment won’t do shite to the value either way.
For my house, the $150k new pool and landscaping renovation added about $100k in value. I’d have spent $200k on it if necessary, as I really wanted it, but I’d have loved to find a similar house with a decked out pool + lawn and privacy landscaping in the city. It just wasn’t in the cards. Houses like this with nice pools go quick because many in this demographic want them but don’t want the hell of the building process.
But re: filling in a pool—what a savage thing to do. Unless that thing is fricked up beyond repair, I can’t imagine robbing the world of a pool. You might as well go out and poison an old growth tree while you’re at it.
