I bet in the next 10 years that number drops. It’s probably a good time sell high and get out. If I had $400k I would be going to St. Gabriel and buying a house on 2+ acres.

Episcopal has kept the values fairly steady here. There are a lot of students and employees of the school that live in the neighborhood. No telling if it will remain that way. The flood didn't do us any favors but most of the neighborhood has recovered.

My daughter has 7 years of school left so hopefully it will stay decent that long since it's so close.
