First the only discussion with Bocage and I'm told an agreement is for employee parking. Perhaps they could use it for valet however that means turning left onto Jefferson then into the racquet club-not sure how the GL carrier would treat having valet using public roads. It can happen but it's an added expense to an umbrella that is probably already sizable.

The parcel was purchased to add parking areas and parking is dictated by code based on square footage of gross floor area. Occupancy is also based on square footage of gross floor area and is dictated by the state fire Marshall. These theoretically correlate. For restaurants with no waivers the number is 1 space per 150sf/gfa. Parking spaces can be maximized if using angles because they can be smaller. It may be busy and tight but it will be workable. I hardly think anyone is going to park across Jefferson Highway to have dinner there. At least I'm not.

Literally no one opening a restaurant in BR ensures this parking code gets followed. The Board will approve new projects and the actual number of spots needed almost never meets code. Ex: Sammy's a few years ago; the Merchant; the new Superior Grill; Rum House/Olive or Twist etc etc..

It's simple, the owner/contractor applying for permits calls up JoeSchmoe on the board, "Hey look, we're a couple spots shy of what we need, this going to be a problem?" - "Nah man, I got ya covered." Goes through board approval and fast forward to people circling around the lot and end up parking far away or illegally. And Board member gets treated at said establishment. Louisiana politics for ya.
