Thinking about investing in something that would be easy to keep up with. Thinking along the line of storage units, car wash, ice machines, etc. Anyone have any experience with these or something else similar? Thanks in advance!

Sounds like you need dividend stocks.... none of those you listed are gonna make you money or be easy to keep up.

Those don't sound like "little maintenance" to me.

Are you looking for an investment or for a way to launder money?

storage units,
You kind of have to worry about having someone there all of the time to provide service to the renters. Then you deal with insurance, taxes, utilities, lease/rent, maintenance, etc, etc.
Doesn't seem all that low maintenance to me.
I do have a friend who owns several though and he seems to be doing very very well financially so, while it may be work, if done right it's probably worth it.

Your best bet outside of equities, is rental properties with a rental company. Ice machine is far from guaranteed from even making money and it requires potentially multiple visits a week if it's really busy. They only hold so much cash and $100 in 1s is a lot of space. Same with storage units.

If youre in a good market, check local real estate developers that offer preferred returns in exchange for hard money capital. Seeing more and more of this in Houston.
