Ask the realtor how you the water got last month. If it did not flood then, you have no worries. If it did, build high above the base flood elevation.
Flood insurance is less than a grand a year. I'm not in a flood zone here in Madisonville and do not have flood insurance, but think I'm going to invest in it soon. We didn't see water for Katrina, Isaac, or last month's flood so I'm pretty confident I'm good. I do know people that never had water before and were flooded last month, so it is a crap shoot in some respects.

I am being told that homes around it did not get any flooding in at least the last seven years. So hopefully its a good area. I have one more year to serve here in England before i will be back in the states.
