classic misunderstanding from home buyers..... sellers will just price this into the sales price... meaning you pay for it, but it just doesn't show up as a line item.

Not necessarily true. The price is set. If you offer $10k less and ask for a home warranty plus some closing costs and they accept just how exactly did they "price this into the sales price"?

bullshite. negotiate your deal with the seller, then after inspection (they will always find something), in addition to your punchlist, include a home warranty as a dealbreaker.

how is that being rolled into the sales price when you've already agreed to the price before bringing this into the picture?
