Exactly, my wife grew up in Pompton Plains and when we would drive from Hoboken to Pompton Plains during evening rush hour it took at least an hour and a half

Plenty. I just don't know any that are willing to risk their license over a buyer that hasn't done their due diligence.

Statistically a 95% white school will be really good.
But we live in a society where facts and statistics are racist.
Slow down partner
5% black doesn't mean 95% white. Particularly not in Texas.

Is Austin real estate a bubble?
OTOH 20 mi from Manhattan probably equates to 120 mi from downtown Austin in commute time and cost.

The only thing you used to support the good school thing was 5% black

The following list does not support your assertion, though these schools are select admission. I think you're ascribing to race or ethnicity what is probably better ascribed to relative wealth, family dynamics and cultural influence.
School for the Talented and Gifted in Dallas Texas #1 ranked high school in the nation 60% Minority Enrollment
BASIS Scottsdale in Scottsdale Arizona #2 ranked high school in the nation 50% Minority Enrollment
Thomas Jefferson High School for Science and Technology in Alexandria, VA #3 ranked high school in the nation 65% minority enrollment.
Gwinnett School of Mathematics, Science and Technology in Lawrenceville, GA 78% minority enrollment.

Mine is 2750 Sq ft, huge mosquito proof roofed back patio, firepit, 1 acre, downstairs MB, w/full modern shower setup, 4 beds upstairs and a massive mancave over garage...
180k
It might be in the best public school system in the south.

Sadly that is the most important metric involved, not something to crow about but a stone cold truth.

I was looking for a 2500sqft home with a decent sized yard with decent schools within 20 miles of downtown Austin and its looking like you need at least $400k.
bullshite.

Please break down your list of schools to show the % of black population in each of those schools.
I have a feeling you will ignore this request because it would be destructive to the point you were trying to make.
Unfortunately, the site I got the info from does not list the minority breakdown, however, I was responding to a comment that said

The higher the minority population, the worse the school does academically
And I expect that both of these schools have a significant black population.
Thomas Jefferson High School for Science and Technology in Alexandria, VA #3 ranked high school in the nation 65% minority enrollment.
Gwinnett School of Mathematics, Science and Technology in Lawrenceville, GA 78% minority enrollment.
Are you saying that black people are intellectually inferior to other races simply by virtue of their race?
ETA: I did find specific racial data on the site, The Gwinnett School does have over 22% black population. Most of these select science related schools seem to be majority Asian.

So a charter school and a magnet school?

I did qualify that in my original statement. They are public high schools with selective admissions. It doesn't change the fact that they are the #3 and 4 performing public high school with a majority minority population.
The point I tried to make and apparently didn't is that I think we are making judgement based on race that are probably more of a economic/cultural issue.
Majority black schools tend to be in areas of higher poverty where education is often not looked upon as the primary route out of poverty nor are the resources typically there for it to be a route unless the student takes it upon himself to pursue that usually outside of the public school available. When I was in high school, that certainly wasn't my priority.

Most would agree with everything written here, however your statement reinforces the OP's position.
Let's face the truth here, any school with a majority black student base is most probably a shithole, sure you can find exceptions but they are just that exceptions.
We can debate the causes until the end of time but the facts remain the same.
