I'm going to break the rules a bit but I had remorse after refinancing my 2009 FHA loan on June 12th, 2013.
MIP rules changed on June 3rd, 2013. I got locked into a lifetime loan with MIP because I was ten days late. I had no idea either. Mortgage guy never mentioned it and I missed it in reading anything.
I'm now renting out that house and would have hit the 22% mark in August of 2015. I saved $130/month by refinancing but would have saved $235/month if I had waited not to mention the list equity.
