I hear you but the OP was asking about a legit inspector in the Lafayette area. This guy is experienced and has contacts in each of the fields you mentioned. Believe me, if he sees or even has a hint of something wrong he contacts them. They don't charge when he calls them for an opinion/consultation. They will come out the next day or so and take a look at it and give him the word. So I would say the OP would be well served by hiring him for $400.
