ALWAYS get the #1 real estate agent in your city to list you home if you want it to sell quickly. If you choose to use an agent you are paying the same % no matter who you use so it blows my mind why anyone would use anyone other than the #1 agent in town.

This isn't really true when selling a home. There's only so much an agent can do to market your home. The number 1 marketing tool is simply having ur home in MLS which is mostly automated, so anyone with an agent who's looking for a home similar to yours in the area of yours will automatically know about your home. As long as your listing agent can price your home properly, it'll get hits. I would argue that the number 1 agent in the area is good at convincing his clients to list their home at less money to sell quickly.

I can understand your point when buying with an agent, though. You want to know about everything out there. An agent with the most resources and work ethic is paramount in that situation.

FYI...the top agents usually are top because they list a lot of houses. It's way less time-consuming to list a bunch then to beat the pavement working with buyers. They aren't actually out there selling the house or doing anything different than anyone else. The difference is that they network better and thus get more listings.
