If you are working in the 27609 zip code, you will probably want to look in the North Raleigh area. I would focus on the 27609, 27612, and 27613 zip codes which are predominately not inside 440/Inside the Beltline. In those areas will find alot of homes for sale for decent prices (compared to inside 440/ITB). Most places in those zip codes will put you 10-15 minutes from downtown.
Luckily there is a lot more to Raleigh than just the downtown area. You can find alot of good restaurants and places to have a drink without going downtown. Also, for Saints fan's, Sharkey's is a Saints bar off Duraleigh.
Edited: I would try to stay inside 540 as thats a good deal further from downtown but can still be in those zip codes.
