People are going to choose the semifinal games. First, it's during a holiday. Second, you know your team is there, as opposed to taking a risk it makes it to the championship when it may not. Third, you have more time to prepare and make plans (3.5 weeks from the playoff announcement to the semis, as opposed to 1.5 from the semis to NCG). And once you spend a boatload of cash on plane ticket/hotel/game ticket/entertainment, you really don't want to do it again less than two weeks later. When there weren't semifinal games, only the first of those (game not on a holiday) was a consideration, and since the game was typically on a Monday night, most people could get away with missing only two days of work.
I also think it is due partly to Oregon, though. Its fanbase is definitely a lot smaller/less rabid than some of the other bluechip programs.
ETA: Also, Dallas is not ideal. When ND played Bama in Miami, I went down there without a ticket (found one less than an hour before gametime), knowing I'd basically have an awesome trip down there with friends even if I couldn't get into the game. New Orleans is pretty similar, and I think even Zona and southern California can be really fun, too. Dallas? It's cold, and just not a great destination for vacationing. I'm sure there would be a lot more people willing to take a chance without a ticket at one of the previous four BCS spots (which obviously drives up demand and therefore price) because even if you don't get one, you can have a great trip.

it's not dallas though. if it was in the city, it'd be different. there's really not much around att stadium because the ballpark and six flags take up all the room.
