In the back of the neighborhood yes. My parents live in the front and it doesnt require flood insurance. The houses in the front barely even puddle when it rains, but the back of the neighborhood can take on water


In general, what's considered front versus back?

The front isnt much, I would say it is the bigger lot homes that are located off Gallier and Dakin. Once you get past Valcour Aime it is potential to flood

I lived there 3 years ago pre-divorce. Awesome neighborhood. Ex still lives there. Very safe. Very quiet. No through traffic. Everyone maintains their property.
I lived in the back in 2011 when the river was scary high. I had no issues with spongy ground but I know that a few did. But, that being said, that's probably the worst it'll ever get. And, they did major levee work at Farr Park to deal with sand boils and subsequent seepage. Also, I didn't require flood insurance.
