If this would be a little more Southeast, like going towards Bell City, I wouldn't question it so much. Being where it is though is sort of a head scratcher to me.

Not pictured in my map just to the North is all ghetto. So much so that there are tons of vacant commercial buildings that can't even attract clients outside of rent to own places, fast food, and pawn shops.

Is there another way to access this than through the ghetto?

Also, I don't know a lot about River Ranch, (they wanted to build one similar in Ascension several years back) but isn't it supposed to be self sustainable so outside spaces wouldn't really be a burden on the development itself.
