What's the market like for these homes? Good place to buy? I feel like it's not what it used to be. Not as many people wanting to be out there. Am I correct?

Still full of ballin cribs, but not "the prestigious" as it once stood by itself.

Provenance, Braemar, and a few other neighborhoods are popping up around that area.

I am waiting to see how Esplanade develops out.

If I really loved playing golf, and had the time to play multiple times per week, I would live out there. As far as the market: it's not red hot but good houses still sell quickly.

Houses aren't really moving out there right now. Buddy of mine has had his listed for over 6 months, with little or no traffic. Granted it's a $750,000 house, but ST used to be one of the few places you could get a big arse house- not anymore.

I've also heard lately that people that live out in that area, especially ones with young kids, are looking to move back to town because it takes so long to get home if you forget something or have an hour to kill between school and practice, or something like that.

I like it very much. The fact that it's not the in place makes me like it better. Poser factor lessened.
Provenance is shite, trying to look like a east Caribbean village of sort. But maybe Ansersen will buy another tiger cage or something with the money on this deal.

Provenance is shite- Terribly overpriced, but houses are flying up in that area, so it must be good for some people.

Selling lots like crazy and building houses that start around $165 psf. I know several people moving from Trace and other neighborhoods around town. Will be building a Montesorri school to be open in a year or two which will only add value.

But its shite though.

Yeah I love living in town. Couldn't stand driving all the way out there everyday.

Provenance isn't for me but plenty of people love it. Community activities, restaurants, and no yard work!

Drop off kids near downtown everyday for school and can be there in less than 15 minutes. Not that far. People in Shreveport crack me up. 15 minutes to drive across town is nothing.

Maybe not shite, but like I said- WAY WAY overpriced for what I'm looking for. I don't want to be able to shake my neighbor's hand from my kitchen sink; apparently, however, there are LOTS of people around here that do, and more power to them.

I'm trying to get the hell OUT of a subdivision.

If I'm paying that much for a home, it better be about half the size and sitting on 60 acres so my closest neighbor is at least 1/4 mile away.
