West LA, South bay, downtown, century city. Basically everything inland will be more suburban/family oriented

All of these areas will be extremely expensive though.

Rent a room in Venice, you can get a room within a few blocks from the beach for $1000 max. Then work out of the Southgate office, your commute will be less than an hour each way most days. Venice is cool, it does have some weirdos, but its also close to all of the nicer beaches.
