Happened to me a few months ago. The compressor had shorted - major repair. Your landlord may be out several thou. You could be without AC for a few days. Press the issue, imo.

This happened to me and I asked the repair if lightning or a power surge could have caused it. He said yes and I told him to write it up that way and he could change it. He did and the Home owners insurance paid for it.
