No way would I build a house in this area. People are investing $500k-$750k in their homes. I don't see the value. It is going to take a long time to weed out the junk houses and in the meantime this is a key area that is part of the "going down hill" that I mentioned. Lake Ave. between Veterans and W. Esplanade is degrading daily.
