A steak is not repayment for saving his house. It a thank you. To not go would be an insult in my mind.

If you are uncomfortable with the dinner, just say you appreciate the gesture, but a nice bottle of scotch to share between you would be a great way to celebrate the success of saving his home.
BTW - a very large tree was felled by a storm and fell into the roof of my neighbor's house and punched through it. Knowing my neighbor was out of town, I and another neighbor used our chain saws and ladders, and cut the tree out of his house and then pulled up some shingles and slid a tarp in place and nailed everything down to keep his house from having the rain pour in. We did this in the middle of the storm.
Our neighbor never said thanks, or even asked, "who did it?" At least your's is showing gratitude.
