Buy - the market here in very insulated (as you may have known) and only increasing in value.

If you're looking in the 350k range, why go townhouse?

yeah its not very natural. this isnt California. there is alot of space/land to develop.

her son/daughter is young. I would recommend living in the loop/social life outside the loop can be very lacking.

At that price point your pretty limited on where you can buy in the loop, all townhomes.

I bought a town home for $350k. Initial asking price was $425k. Had it appraised for $475 to $525k in May. I went town home because I wanted to be close to all the action but didn't want to have to worry about a yard etc since I work out of the country. I think it was an excellent move.

Article on Houston home sales declining in May 2014. While prices reach record highs.

In one year the price per square feet went up $15 for the whole city-subburbs included. It is probably closer to $40 per square foot for inner city. thats insane.

The numbers make sense. Home sales are declining because there aren't any homes left to sale. The houses that were on the market sold quickly. Go on HAR and look in Midtown/Museum District/MacGregor area. Everything is "Pending". Most homes/lots are selling within 2-3 weeks.
